Paje, Nungwi or Fumba? Choosing Where to Buy in Zanzibar
Zanzibar is small, but each corner of the island lives differently. The east coast moves with the tides, the north is built around swimming and sunsets, and the west is growing into a modern, year-round community. Where you buy should match how you plan to use your home.
Here is how three of the most popular areas for foreign buyers compare.

Paje: the east coast, wide open
Paje sits on the southeast coast, about an hour's drive from the airport. It has a long white beach, a shallow turquoise lagoon and a relaxed, barefoot feel.
The tides here are big. At low tide the sea pulls back a long way, revealing sandbanks and seaweed farms; at high tide it returns right up to the beach. Some people love this rhythm. Others find it frustrating if they want to swim whenever they like.

Paje is also one of Africa's best-known kitesurfing spots, with strong, steady winds in the main seasons. That brings an active, international crowd and a lively mix of small hotels, cafés and kite schools.
Paje suits you if: you want a laid-back beach village, enjoy water sports, or plan to rent to the active travel market.
Nungwi: swimming and sunsets in the north
Nungwi sits at the island's northern tip, roughly an hour to an hour and a half from Stone Town and the airport.
Its biggest advantage is the water. The tide changes far less here than on the east coast, so you can usually swim at any time of day. It also faces west, which means sunsets over the ocean, a big draw for guests.
Nungwi is one of the busiest tourism areas on the island, with plenty of hotels, restaurants and dhow cruises. That supports holiday rentals, but it is less quiet than other areas in high season.
Nungwi suits you if: swimming matters, you want sunset views, or you are buying mainly to rent to holidaymakers.

Fumba: a modern town near the city
Fumba is on the west coast peninsula, roughly 15 to 30 minutes' drive from the airport and Zanzibar City. It is home to Fumba Town, a large planned development open to foreign buyers.
This is the most practical choice for living here full-time. Fumba Town has shops, cafés, a clinic and schooling on site, with a growing community of residents from dozens of countries. Homes range from compact studios to villas, so entry prices are often lower than beachfront property elsewhere.

The trade-off is that it feels more like a town than a beach village. You trade some island romance for convenience and community.
Fumba suits you if: you plan to live here year-round, work remotely, have children, or want easy access to the city and airport.
